What are floorplan services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure your home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — either a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area and the overall layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Property taxes

Property tax records often reflect incorrect area of a property because the values can come from many sources, and occasionally go unverified — which means you may be paying for more square footage than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any renovation that might have affected square footage), you'll need one to perform a measurement service before challenging your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Marketing a listing

A measurement service will secure fair market value for your house. Living space is one of the biggest factors potential buyers consider when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price of your home, but possibly even the number of interested buyers. The only dependable method of using a precise GLA when listing your home is to reference a previous appraisal or measurement service executed by an appraiser (after any updating that may have affected square footage).

Information for real estate professionals

To make sure that your client's home closes at a price that appropriately reflects market value, we advise asking for a measurement of the property. Clients, and potential buyers, will appreciate your eye for detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for attracting potential buyers since they can view the layout and characteristics of the house before and after touring.
